What actually determines your letter
The energy certificate expresses the non-renewable primary energy consumption and the CO2 emissions of the property per square metre per year. Two homes with identical walls can hold very different letters simply because one produces its own electricity and heats efficiently. That is why the improvement route is almost always about generation and climate equipment rather than rebuilding the envelope.
1. Solar self-consumption
Photovoltaic generation lowers the non-renewable primary energy consumption used to calculate your rating. In Málaga each installed kWp yields around 1,750 kWh per year (PVGIS), which is normally the single biggest lever on the certificate letter.
2. Aerothermal heating & cooling
Replacing electric radiators, gas or an old split system with an aerothermal heat pump cuts the energy demand for heating, cooling and hot water. Combined with solar, the same demand is then covered by your own generation.
3. Storage and consumption control
A home battery and monitoring shift evening consumption onto your own solar production. It improves the real energy balance of the property and the running costs a buyer or tenant will actually see.
The IRPF deduction rewards a better letter
Spanish income tax links the deduction directly to the measured improvement, evidenced by an energy certificate issued before and after the works (RDL 19/2021):
- 20% (max €5,000): heating and cooling demand reduced by at least 7%.
- 40% (max €7,500): non-renewable primary energy consumption reduced by 30%, or an A or B rating achieved.
- 60% (max €15,000): energy improvement works on an entire residential building or community.
Frequently asked questions
Can solar panels really improve my energy certificate?
Yes. The certificate rates non-renewable primary energy consumption and CO2 emissions per square metre. On-site photovoltaic generation is subtracted from that consumption, so a correctly sized system usually moves a home up one or more letters. How many letters depends on the starting point, the surface area, the installed kWp and how the home is heated and cooled. The final letter is always issued by the certifying technician who signs the certificate, not by us.
How do I get from an E or F label to B or C?
In practice it is a combination, not one measure: solar self-consumption sized to your real load, aerothermal heating and cooling instead of electric or fossil equipment, and where relevant a battery plus monitoring. On typical Costa del Sol homes with electric climate control, the PV system plus a heat pump is the combination that moves the letter most. After the works you commission a new certificate so the improvement is registered.
Which tax deduction applies to energy efficiency improvements?
Spanish IRPF offers 20% (max €5,000) when the works reduce heating and cooling demand by 7%, up to 40% (max €7,500) when non-renewable primary energy consumption falls by 30% or the home reaches an A or B rating, and up to 60% (max €15,000) for works on entire residential buildings (RDL 19/2021). Do you issue the energy certificate yourselves?
No. The certificate must be signed and registered by an authorised certifying technician. We handle the improvement works, solar, aerothermal, storage, and provide the technical documentation of the installation that the technician needs for the new calculation.
